What we have built here

Bay Harbor Islands is small, and the work tends to be thorough rather than partial: an entire residence fitted out at once. On 101st Street we built a house where the brief was stone and walnut throughout — the floating double vanity above, a stone-clad powder room, reeded wardrobe fronts and full-height wall panelling in the same timber, with the grain carried from one room to the next.

The rest of our work on the island runs to kitchens, closets and built-in storage, some of it in the newer low-rise buildings that have replaced the older walk-ups.

What island jobs need

• One material, many rooms. When panelling, doors, wardrobes and vanities are the same timber, the sheets have to be bought together and sequenced. That is a purchasing decision made at estimate, not a finishing touch.
• Tight streets. The island is compact, with little room to stage a truck. Deliveries are scheduled in sections rather than dropped in one load.
• Town permitting. Renovations here are administered by the town rather than the county, and the schedule follows its inspections. We sequence our install to the contractor’s approvals.
• Waterfront humidity. Canal-front houses see the same moisture load as the oceanfront, so board and edge selection follow the same rules we use in the towers.

What it costs

Whole-home packages here run from roughly $80,000; a single kitchen or a pair of vanities is a good deal less. Our full ranges, and what moves the number, are on the pricing page. Every estimate comes off a real cut list, so the number you approve is the number you pay.
